I am going to have a new home that has not been built yet and would like to know how much it would cost to add a 4th bedroom to the home. Construction has not begun yet. Also if anyone knows if I waited until several years after it was built what would it cost? The home will be in Conway, South Carolina if it helps and is in the $140,000 price range. 1300-1400 square feet so far, without the extra room.

well from what you have said the house is 1300-1400 sq feet and $140,000 that would be about $1000 per square foot. Use this formula as an estimate.
a 10 x 10 bedroom = 100 sq ft = $10,000

I made a mistake when I built my home. I chose NOT to add a 4th bedroom. If I had added a 4th when the home was being built, I could have saved at least $10,000. Instead, I waited to add on to my house 3 years later. Have your plans altered and talk to your contractor NOW. It will be much cheaper and easier to add on now. I had an open hole in my roof for a week and sheetrock dust everywhere despite our best efforts to keep it out of the house. Not to mention trucks tearing up my lawn, endless permits and inspections, tie ins to plumbing, sewage, electrical. Save yourself a MAJOR aggravation and add on now.

Definitely do it NOW! We just completed converting an existing attached storage room into a 4th bedroom with bath to the tune of $36,000. There are so many things to consider, like ductwork, (we had to install a motel-type unit for heating and cooling) square footage for closets,etc. Plus, keep in mind, the cost per square foot could go up between now and the time in the future. Your property taxes will jump considerably when you change the footprint of the original home. Thank goodness we didn’t have to deal with that, but we did have to put in a new lawn due to the trucks . That cost us another 2 grand. Hope this helps. Good luck!
